The lack of breakfast during the week is downright ludicrous at a B&B, as was the third floor room crammed under a sloping roof, not to mention the non-existent shower curtain! As a guest, i expected a complimentary snack or at least some decorum from the host-no such luck! I almost gave a good review, but just couldn't.

Location: the hotel was so close to restaurants, shopping, and historical sights as well as downtown. Cafe Inspire Cafe located 1 mi away was a nice surprise.

Had a comfortable stay on vacation, glad I've chosen it. Location: the hotel was just off the river and the premises. I randomly popped in Becky's Cakes serving some pastries, located at a short distance from the property, it was nice.

Charming decor in every room lovely wine on the balcony with a amazing view of Dubuque worth every moment. Staff were accommodating and friendly. The cozy garden was perfect for relaxing in the afternoons 🌸
A bit tricky navigating the stairs especially with luggage and the shower setup could be improved, a curtain would help a lot.

The picturesque setting was complemented by comfortable bedding and the charm of the antique decor. Breakfast held unexpected culinary delights, made my mornings good. A minor inconvenience, though, was navigating the steep stairs with my luggage. Regardless, I'd recommend this gem!

missingWrote a review on 07 Junhistoric decorinviting porchhilly parking
The ambiance is charming with well-preserved historic decor that adds character to every corner. Enjoyable evenings can be had sipping wine on the inviting front porch, with a picturesque view of the surrounding landscape.
Getting to a room on the third floor could be a hassle, especially if you've got more than a small bag to carry. The absence of a shower curtain in the bath made the setup a bit uncomfortable, and parking options around here might require some cautious maneuvering due to the hilly roads.

Charming Stay with Room for Improvement
A beautiful Victorian setting with fantastic views. Simon served delicious breakfasts, but I was disappointed by the lack of breakfast on weekdays. Navigating the stairs can be a challenge, especially with luggage. I recommend calling ahead to confirm check-in details.
